How we're taking action

    • Fire safety works to our taller blocks: In the past year we completed important fire safety works at a block in Gravesend and we are close to completing a fire safety project at one of our taller blocks in Erith. We are also working with the original developers of blocks in Crawley and Brighton to plan fire safety improvements.
    • Ensuring safety in all customers homes: We continue to work closely with managing agents, freeholders and Principal Accountable Persons to make sure they are completing all safety measures required under the law to keep you safe in their blocks.
    • Introducing extra checks: If you live in one of our buildings over 11 metres in height, we continue to check your communal fire doors every three months to make sure they are working as they should. If you live in a flat that faces a communal area, your front door will also be a fire door that we check annually.
    • Delivering new safety regulations: We have completed all of the requirements under the Building Safety Act 2022 and we continue to follow all safety regulations. We have created safety cases for each of our tallest blocks and we will continue to update them with live information. We will submit the cases to the Building Safety Regulator for review when we are requested to apply for a building assessment certificate.
    • Consulting with you: Following a door knock we made to all customers in our tallest blocks in 2023 that helped us create a Customer Engagement Strategy around building safety, we visited you again during the past year. This time we asked for your thoughts about how you would like to receive safety information from us. This will help us make sure we provide you with this crucial information in whichever format works best for you.
    • Completing outstanding checks: Where safety checks are missed because we cannot gain access to homes, we are following our internal procedures so we can carry out these checks and ensure the safety of our customers, their homes, and the neighbouring properties. We always work hard to book appointments that are convenient for our customers, but legal action is occasionally required as a last resort.
    • We are making better use of technology: We have begun using a new IT package called TwinnedIT to capture all information about our eight tallest buildings. This software uses photos, video footage and data that gives us detailed information about each building. We are aiming to give all customers living in these blocks access to TwinnedIT by the end of the year, which will help them see the works we do to keep them safe.
