Right to Buy
This is a government scheme that allows social tenants to buy the home that they currently rent. You must be a tenant living in one of our homes and have a “secure” tenancy agreement.
Tenants with “assured” tenancy agreements will qualify if they previously held a secure tenancy with a local authority and became an assured tenant after ownership of their council home was transferred to Moat, this is called the ‘Preserved Right to Buy’. This only applies if you were living in your home at the date on which it was transferred. You will not qualify if you agreed to transfer through a mutual exchange.
If your secure tenancy existed before 18 January 2005, or you were a public sector tenant before this time (and you have been a public sector tenant continuously since that time), you must have spent at least two years as a public sector tenant. For tenancies that were created after this date, you do not have the Right to Buy until you have spent at least five years as a public sector tenant.
Tenants who qualify for this scheme are entitled to receive a discount based on the length of time they have been a social tenant, however there is a maximum discount, which is dependant on the area you live in.
For more information on the scheme, please see the booklet “Your Right to Buy your Home”, which is published by the CLG (Communities and Local Government). This booklet is also available in a range of languages, including Welsh, Arabic, Gujerati, Punjabi, Bengali, Somali and Urdu.
For more information please see our Right to buy leaflet.
If you would like to apply for the Right to Buy, you can download the application form (RTB1) here. When completing the application, it is important that you answer all questions fully and accurately, as this information is used to ascertain whether or not you have the Right to Buy, and also how much discount you will be entitled to. You will also need to complete and sign an Insolvency Declaration Form for everyone applying for the Right to Buy. You will need to send these forms to us at our central office in Dartford.
Alternatively, you can contact a member of the Home Ownership team, by telephone on 0845 359 6161, email mhoadmin@moat.co.uk, or by writing to us.
Your home is at risk if you do not keep up rent and mortgage repayments or payments on other loans secured on it.
Please note that the value of properties can go down as well as up.
